What kind of home it is
Most of what we list is sold as a house and land package. A package is a lot and a build contract, so what you buy is a plan, and the picture beside it is usually a builder's render. The rest carry a different property type: dual occupancy, dual key, apartment, display, duplex, terrace/villas and house.
The deposit
A price, what you have already saved and what you put away each month together make a date. The calculator on this site runs that arithmetic on figures you type, and it saves nothing and sends nothing to us.
The repayment
A price, a deposit, an interest rate and a term together make a monthly figure. The rate and the term stay yours to set, because we hold no credit licence and no view on what a lender would offer you.

The yield figure on a listing
Some listings publish an advertised gross yield. That is a year of rent set against the purchase price, before rates, insurance, management, repairs, vacancy and tax. A purchase price and a weekly rent together make one.
What the stock is
22 of the listings carry a property type other than house and land: dual occupancy, dual key, apartment, display, duplex, terrace/villas and house. The other 130 are house and land packages, and a package is a lot plus a build contract, so the build has to finish before there is a tenant in it.
Where the stock is
The largest areas on our books today are Moreton Bay with 42, Ipswich with 26 and Logan with 26. Those counts change as properties sell and new ones come on. We publish no forecast of what prices will do.
What we are not licensed for
Top Sellers Realty holds no Australian financial services licence and no Australian credit licence, so nothing here is financial product advice or credit assistance. What you can borrow belongs to a licensed broker or the lender, the tax belongs to your accountant, and the investment decision belongs to a licensed adviser.

Where does the yield figure on a listing come from?
It is supplied to us with the property and we pass it on as we received it. It is a gross figure, so it sits before rates, insurance, management, repairs, vacancy and tax, and we have not checked it.
Do you advise on investment property?
No. We sell property and we manage rentals. The investment decision belongs to a licensed financial adviser and the tax belongs to your accountant.
