What managing your property covers
Anisha Sodhi handles the lease and then the file, so the person who set the rent is the person you speak to about it afterwards.
Leasing
We photograph the property, advertise it, take the enquiries, run the inspections and check the applicants before any of it reaches you. You pick the tenant.
Inspections
Routine inspections run through the tenancy and you get the report from each one. How often they are allowed to happen is set by Queensland law rather than by us.
Repairs
A tenant reports a repair to the office. We bring it to you with a quote where one is needed, and we arrange the tradesperson once you have said yes.
Rent and arrears
Rent is tracked as it comes in and a shortfall is followed up while it is still small, so nothing waits for a monthly statement to surface.

Rentals are not listed on this site. What is available sits with the office, on the number below.
Applications
Applications come through one form, filled in online or downloaded and returned to the office. Every applicant gets an answer, including the ones we cannot place.
Inspections
Entry for a routine inspection is arranged in writing before it happens, and we turn up when we said we would. Queensland law sets the notice you are owed.
Repairs
A repair request comes to the office. We take it to the owner and arrange the tradesperson, and you hear back from us either way.

What does management cost?
The fee is agreed in writing before anything starts, at the same time as the rent figure. What it covers changes with the property and with how much of it you want handled.
Who deals with my file?
The same person, from the appraisal through the leasing and into the management. There is no handover to somebody you have not met.

Do you have rentals available?
Sometimes, and they are not listed on this site. What is available sits with the office, so a call is how you hear about it.
How does an application work?
Through one form, and every applicant gets an answer, including the ones we cannot place.

Us. The request comes to the office, we take it to the owner, and we arrange the tradesperson. You hear back either way.
What are my rights as a tenant?
Bond, entry, notice and rent increases are all set by Queensland law and the detail keeps changing. The Residential Tenancies Authority publishes the current rules at rta.qld.gov.au. That is the version to rely on, because it is the one kept up to date.
