Top Sellers Realty Pty Ltd (ABN 32 682 667 143) publishes this site, and these terms apply to your use of it. We are licensed to work as a real estate agent in Queensland. We may change these terms, and the version on this page when you use the site is the one that applies. Last updated 28 July 2026.

Nothing here is an offer capable of acceptance, and nothing here forms a contract between you and us, or between you and a seller, a landlord, a builder or a developer. Sending an enquiry does not reserve a property, hold a price or create an agency relationship.

The agency appointment, the contract of sale, the tenancy agreement, the building contract and the disclosure documents that go with them all sit outside this website. Those carry legal effect, and each deserves its own legal advice first.

The properties listed here come from a supplier feed synced periodically, most recently on 13 August 2026. Prices, availability, inclusions and details change between syncs, and a property shown as available may already be under contract or withdrawn.

Most of the stock is house and land, where the image is usually a builder's render or a photograph of a display home rather than the dwelling that would be built at that address. A render is an artist's impression, indicative only, and what a package includes varies by lot and by builder. Floor plans, measurements, land sizes, storeys and living areas also come from the supplier. Where a page carries writing about a suburb, that writing describes the area, not any particular property.

We pass this information on as it reaches us. We have not checked it, we hold no view either way on whether it is correct, and we give no warranty that it is accurate, current or complete. Place no reliance on it. Satisfy yourself through your own inspections, searches, building and pest reports and professional advice, and read the contract, because the contract states what you are buying.

A price shown here is the price supplied to us at the last sync. It is not an appraisal and not a valuation. We do not value property, and nothing here says what a property will sell for. A price range on a house and land release reflects the plans available for it, and the supplier confirms the price of a particular lot and plan, not this page. A price is the property price, so it excludes transfer duty, legal and conveyancing costs, lender costs, inspection costs and every other cost of buying. Where a property goes to auction, no price guide is published.

A rental yield or a rent figure is supplied to us with the listing. It is an expectation rather than an achieved result, and it takes no account of council rates, insurance, body corporate levies, management fees, maintenance, vacancy, letting periods or your own tax position. No rent is guaranteed.

This site publishes three calculators: mortgage repayment, rental yield and first home deposit. Each performs arithmetic on figures you type, and none of them saves what you enter, sends it to us or connects to a lender. Every slider opens on a starting value so the tool has something to show you, the interest rate slider included, and a starting value is not a rate we have quoted, not a rate any lender has offered you, and not a forecast. The calculators are generic: they name, recommend and promote no lender, no credit product and no other financial product.

Top Sellers Realty holds no Australian financial services licence and no Australian credit licence. We give no financial product advice and no credit assistance. We do not suggest that you apply for a credit contract, we do not suggest that you stay in one, and we do not help you to apply. A result is an estimate, not a quote and not an approval, so get your own advice before you act on one.

Nothing here is advice about buying property through a self managed superannuation fund, about setting one up or running it, about a borrowing arrangement inside one, or about any superannuation interest. Advice of that kind needs an Australian financial services licence, which we do not hold. Where a listing describes a property as suited to a self managed super fund, that description comes from the supplier and we do not adopt it. Take advice from a licensed financial adviser and your accountant first.

Where a property is described as suited to disability accommodation or to a participant in the National Disability Insurance Scheme, that description also comes from the supplier. We make no representation about eligibility for Specialist Disability Accommodation funding, about the amount or duration of any payment, about tenant demand, about vacancy or about any return. The National Disability Insurance Agency settles those matters, not us.

The reviews here were written by clients on RateMyAgent, and each one links back to its source so you can read it where it was posted. Where a quote is shortened it is cut at a sentence boundary and the words are never changed.

A review describes one person's experience of one transaction. It is not a prediction of what will happen in yours, and not a promise about a price, a timeframe or a result.

The words, photographs, marks, layout and design here belong to us or are used with permission, and copyright protects them. Photography supplied by sellers, builders and developers stays with its owner. You may read the site and print or save a page for your own use in considering a property. You may not republish, adapt, distribute or sell any part of it commercially without our written permission, and you may not scrape listing data by automated means or use it to build another database. What you write in an enquiry stays yours, and by sending it you let us use it to answer you.

Use this site lawfully, and do not send an enquiry under another person's details. We may change, suspend or withdraw any part of it at any time and we do not promise it will always be available. Where we link to another site, that site is not ours, and we are not responsible for its content or for what it does with information you give it.

Nothing in these terms excludes, restricts or modifies a guarantee, right or remedy you have under the Australian Consumer Law or any other law, where excluding it would be unlawful. Where the law entitles us to limit our liability for failing to meet a consumer guarantee, our liability is limited, at our option, to supplying the services again or paying the cost of having them supplied again.

Subject to that, and as far as the law allows, we are not liable for loss you suffer by relying on anything published here, including a listing detail, an image, a measurement, a price or a figure from a calculator, and we are not liable for indirect or consequential loss.

Where this site says we come back to you within 24 hours, that is our service commitment on enquiries sent through the forms on this site, on the appraisal request and on calls to the number published here. We measure it from when the enquiry reaches us.

It is a commitment to make contact, not a commitment to have completed anything. An appraisal, a rental appraisal or an answer that needs research is arranged in that first contact and carried out afterwards, at a time that suits you.

We are a small agency and the number is a target rather than a guarantee. If we miss it, tell us using the contact details in clause 10 and we will come back to you.

If that does not settle it, a complaint about the conduct of a licensed agent goes to the Office of Fair Trading Queensland, which regulates property agents in this state, runs a claim fund that can compensate a person for financial loss caused by an agent, and can refer a disciplinary matter to the Queensland Civil and Administrative Tribunal.

A complaint about how we have handled your personal information goes to the Office of the Australian Information Commissioner at oaic.gov.au. Our privacy policy sets out that pathway.

The law of Queensland governs these terms and your use of this site, and you and we submit to the non-exclusive jurisdiction of the Queensland courts. If a provision is found to be unenforceable it is severed and the rest continues to apply.
